First Time Buyers

So, as long as you or your partner (if you are both applying for the mortgage) have never owned a property before in the UK or abroad, you will usually qualify as a first time buyer. Re-Mortgages

Most mortgages are offered with a short term discount or fixed rate, usually for a term of 2 to 5 years. At the end of that term the mortgage interest rate reverts to the lender's standard rate which will not normally be advantageous. Before the end of the reduced interest rate term, we can find you a lender who will offer you a remortgage so you can switch your mortgage to them.

With lower interest rates, the monthly repayment is lower for you or you may wish to continue paying a higher monthly repayment and pay off your mortgage earlier than planned.

Moving Home

Secured Loans

When you take out a secured loan, the loan is secured against an asset, usually property you own.

The asset you own needs to exceed the value you of the loan you are looking to secure and the lender will use this asset as a security for your loan should you not be able to meet the repayments.

We do not offer secured loans personally but we can refer you to our third party who will be happy to help you.


Self-employed Mortgages

Getting a mortgage when you are self-employed requires some extra work but, with our help, we will ensure you get the right mortgage deal for your requirements.

A self-employed mortgage is technically the same as a normal mortgage, it just includes more paperwork to prove your income and the stability of that income.

If you are self-employed, as an absolute minimum you are expected to have at least 2 years of accounts or tax returns (1 year is sometimes available with specialist lenders). Anything less than that and you will fall at the first hurdle, If you are able to provide more than 2 years information, it is very beneficial and can often help speed up your application and get you a better rate.

For sales of non-investment insurance products such as life and critical illness insurance, we are remunerated by commission from the insurance provider. Commission will normally be based on a percentage of your premium for a set period of time.
